

Residents, sometimes with health problems, suffer from mold, have to heat a lot because of the draft and also have to deal with dangerous situations due to frequent leaks and flooding. Some of the complaints have existed for years and the landlord still remains negligent. In the meantime, many residents pay a monthly rent of between 700 and 1000 euros and more and more apartments are being sold at high prices. The landlord runs away with the residents' money and in the meantime they are left in the cold. Even the most recent renovation, in 2016, has brought little improvement. For double glazing, for example, the tenants had to pay more, which not everyone could afford. Since 2022, there has been frequently local media attention for the problems, but still nothing has changed. The municipality of Zeist has also not taken action to hold Kerckebosch BV liable for the abuses.
Tenants in the building on Graaf Adolflaan are at their wits' end:
Resident Truus “The condition of the building is outdated and bad, I pay my rent properly but they do nothing to fix it up. That is why we are taking action”
Resident Piet: “The mold is getting completely out of hand, it is getting into the clothes, in the closet, even on my shoes.”

The Bond Precaire Woonvormen Utrecht states: “The owner hides behind various companies to avoid having to take responsibility for the situation. Tenants work hard to lose a large part of that income in rent, and then they also get moldy homes in return. It is high time that action is taken to guarantee affordable housing of good quality. That is why residents are demanding their housing rights.”
Together with the Bond Precaire Woonvormen Utrecht and SP Zeist, the residents have united and have bundled the many complaints in a black book. On June 16 at 14:00, at the office of Eenhoorn management and Kerckebosch BV on the Arnhemse Bovenweg 35 in Zeist, residents will collectively hand over this black book and their demands.
Residents of Graaf Adolflaan, the Association of Precarious Housing Forms Utrecht and SP Zeist demand from Kerckebosch BV, Eenhoorn Management and the Municipality of Zeist:
1. Immediately carry out the overdue maintenance of the apartments on Graaf Adolflaan.
2. Stop the antisocial rent increases.
3. Preserve social housing. Stop converting social housing to expensive rent and buy.
4. The municipality must actively intervene to force real estate investors to carry out necessary maintenance and to maintain social housing.
